Pre-Construction Services

  • Coordination / assembly of professional services for architectural, structural, civil, environmental and MEP disciplines.
  • Property evaluation in advance of land purchase. Environmental assessment and storm water analysis.
  • Coordination with governmental agencies for obtaining permits, ordinance revisions and variances as deemed necessary for the project to move forward.
  • Securing permits for construction to begin.
  • Review of contract documents and coordination of all engineering disciplines.
  • Options on project delivery systems. Design/Build, Open Book, GMP, Cost Plus, Negotiated w/ Fee, CM at Risk-Job Cost Pricing.
  • Competitively bid all work scope items, identify and assess all possible unforeseen conditions, provide detail breakdown of General Conditions, Contingencies, and Fee.
  • Execute construction contract with Owner

Construction Services

  • Award all subcontracts and purchase orders once they have been evaluated for accuracy.
  • Assign Project Manager and on –site Project Superintendent to manage the overall project.
  • Provide Project Schedule and review with owner as well as all trades associated with project.
  • Coordinate all product submittals and shop drawings.
  • Communicate any and all permit review comments/changes with owner and obtain pricing from subcontractors prior to start of construction. Indicate what impact (if any) these changes have on project duration.
  • Conduct construction kick-off meeting. Conduct weekly (if necessary) progress meetings with subcontractors.
  • Conduct progress meetings (as necessary) with Owner, Architects, Engineers and Consultants.
  • Coordinate Owner subcontractor and supplier with general construction contract work activities
  • Schedule and complete all necessary on going inspections required during the course of construction.
  • Assemble draw requests for work in place and coordinate with architect for review/approval.
  • Conduct final walk thru with Owner and Architect to develop final punch list and complete all items in timely fashion.
  • Provide 3 sets of closeout documents. These are to include as-built drawings, (e-file) shop drawings, any samples as well as a list of contractors involved on the project. A copy of the one (1) year warranty from Gleason Builders LLC and each subcontractor is included.
  • Obtain Certificate of Occupancy.

Property Evaluation Services

  • Property condition examination and report of findings for pending acquisitions.
  • Address building code violations. Provide costs proposal for required repairs. Coordinate work with municipality.
  • Provide building and grounds maintenance program.
  • Due diligence – build out proposals for potential new leased locations.
  • Code and acceptable use research of property in advance of lease or acquisition.
