Workflow

Once we have evaluated the client’s needs we set out to put in placed a team of professionals, architects, engineers and consultants to compile contract documents which will serve as the foundation for the project. These documents will be submitted for review to local municipalities to obtain required permits. The documents will also be incorporated into a contract for construction for Gleason Builders LLC as well as the basis for subcontractor agreements and purchase orders.

Based upon the scope of the work, we will obtain competitive pricing in all trade areas to assure that the client is getting the best value. The vendors will not only be responsible to performing their work scope but must adhere to a project schedule that was assembled by Gleason Builders LLC and the Owner.

In addition to subcontractors and suppliers that work for Gleason Builders LLC directly, we will assist with Owner supplied work scope items and products for the project. This will afford for a smooth transition and occupancy.

Gleason Builders LLC is with you to the very end. We conduct a final walk thru with the Owner to make sure all items are correct. As part of our close out package, the Owner will receive marked up sets of as-built drawings, warranty letters from Gleason Builders LLC, each subcontractor and supplier as well as O & M Manuals for all major mechanical equipment. We will also conduct a ‘run thru’ meeting of the mechanical equipment with Owner staff.
